Quantity Surveyor at atNorth

Are you a detail-oriented and commercially driven Quantity Surveyor with a passion for turning complex construction data into actionable insights? As a Quantity Surveyor at atNorth, you will play a key role in ensuring cost transparency, accuracy, and financial control across our growing portfolio of data center developments. Working throughout the project lifecycle, you will provide reliable cost estimates, quantity take-offs, benchmarking, and commercial analysis that support sound decision-making and successful project delivery.

Operating as a trusted commercial partner, you will collaborate closely with Commercial Managers, Design Managers, Construction teams, consultants, and contractors to develop robust cost plans, evaluate project changes, and support procurement activities.

Your expertise will help ensure that project budgets remain aligned with design intent, business objectives, and delivery requirements while providing visibility into risks, opportunities, and cost drivers as projects progress.

Key Responsibilities

Cost Estimation & Commercial Planning

  • Lead cost estimation and quantity surveying activities throughout the development lifecycle, from early concept through detailed design.
  • Develop and maintain standardized cost models, benchmarking tools, and estimating methodologies to ensure consistency across Nordic markets.
  • Produce and continuously refine project cost plans, forecasts, and cash flow projections while supporting budget development and financial control.
  • Evaluate customer-driven changes, design modifications, and scope variations, providing clear cost impact assessments and recommendations.

Procurement & Commercial Support

  • Support procurement and tendering activities through the preparation of Bills of Quantities (BoQs), pricing structures, benchmarking analyses, and cost evaluations.
  • Validate contractor estimates, tender submissions, and quantity assessments, ensuring alignment with project requirements, design intent, and commercial objectives.
  • Provide commercial insight and robust cost data to support contract negotiations and procurement decisions.

Change Management & Cost Control

  • Monitor cost performance across projects and proactively identify budget deviations, risks, and opportunities.
  • Assess and manage the commercial impact of change requests, variation orders, and contractor claims, ensuring transparency and compliance with governance processes.

Data, Benchmarking & Continuous Improvement

  • Capture lessons learned and contribute to the continuous improvement of cost estimation methodologies, reporting structures, and commercial processes.
  • Partner with commercial, design, and construction teams to enhance cost predictability, efficiency, and overall project performance.

Your Profile

  • Bachelor's or Master's degree in Quantity Surveying, Construction Management, Engineering, or a related discipline.
  • 5+ years of experience in quantity surveying, cost management, or cost estimation within large-scale construction, infrastructure, industrial, mission-critical, or data center projects.
  • Strong experience developing cost estimates across multiple project and design stages, including procurement and tendering processes.
  • Solid understanding of EPC and General Contractor delivery models, BoQ preparation, cost analysis, change management, and commercial controls.
  • Experience working across multiple projects, stakeholders, and geographies in a fast-paced development environment.
  • Fluency in English is required. One or more Nordic languages is considered an advantage.
  • Experience from data centers or other mission-critical environments is highly desirable.
